OTF Studio owners?
Hi! First time poster here. Love OTF!!!! Love it so much that when the time comes to move back to my hometown (3-5 years) I want to open up a OTF there bc I couldn't live without it ;)
Anyone a studio owner? Or know a studio owner? I'm curious how the experience has been and specifically how much they make. Everything I have found online has been put out by OTF, not a ton of 3rd party info I can find.

You could research the Franchise Disclosure Documents. I believe several states make them publicly available through state government websites.

My owner said you had to have $500k, readily available, to even be considered. And even if you have it there have to be locations available for purchase. She said most states/regions are owned by the same person/investment group & they sell the locations to individuals. The reps also take a % off the top of each of the studios gross income. Finding out how many members your studio has & doing some math can give you an idea of how much $ comes in per month just in membership dues (500 members x avg of $100 per month, between Basic/Elite/Premier, = $50k per month)

Last I heard is you have to have $500k in assets, none of that can be from your primary residence, and $250k of that needs to be liquid.
The big problem is you need to find an area that doesn't have any OTFs otherwise you have to buy out someone who owns one. Recently an owner sold his 2 studios and a 3rd under construction and he was asking for $1.8m. No idea what he got though.

Thanks! I've seen the upfront costs online along with the other requirements. Curious to what the costs are... seems like they still will make quite the profit since overhead is low.

You need $500k to $1m for opening & 3 months operating expenses. I reached out for franchise info & was basically told, "off is popular & we get a lot of interest; don't be surprised if you don't hear back from us."

F45 studios are popping up here in KY. Similar concept. Not sure if it was a coach or member, but a former OTF'er from my studio is opening at least two F45's. They are hella expensive membership-wise, even compared to OTF so I'm not sure who their target is. Might want to look in to them if getting into OTF is a pain, investment wise.

Frankly, I am surprised another fitness company has not purchased OTF.

In Australia and New Zealand, the master franchisee is Anytime Fitness (or rather, Anytime Fitness's master franchisee).
Master franchising is better than buying he company because it's passive income - they collect $$ off the studio revenue, but put in none of the work to create and manage the model. They just spend money on marketing and acquisition.

Two years ago, I filled out the forms online for a franchise in the Central Florida area. Unfortunately, I received a canned response:
"Thank you for your interest in Orangetheory Fitness. Currently there are no available areas in the State of Florida."
Hopefully, you have better luck.
